Unfortunately this dip didn’t last forever and by the end of 2022 interest rates had climbed back to 6.5%. The payment on a $400,000 loan had gone from $1,635 in February of 2021 to $2,525 in February of 2022. A large percentage of owners now felt trapped by their low mortgage payments, whether it was a poorly-built new-build, a well-loved starter home from the 1970s, or even just a cookie cutter in the suburbs lacking character, creating what we call “Golden Handcuffs.”

Golden handcuffs refer to the financial lock-in effect where homeowners with ultra-low mortgage rates (2%-4%) are heavily disincentivized to sell. Moving would require surrendering their current loan and taking on a new mortgage at much higher interest rates, drastically increasing their monthly housing costs.
